Louisville's Logistics Sector Keeps Adding Warehouse Space

Louisville's logistics and distribution sector continued adding warehouse space this year, buoyed by the city's long-standing role as a major air cargo hub and its central location within a day's drive of a large share of the country's population.

Commercial real estate brokers tracking the local industrial market say vacancy rates for large distribution facilities near the airport have remained relatively low even as some other regional logistics markets nationally have cooled, a trend they attribute partly to Louisville's specific air cargo advantages.

Air Cargo Advantage Continues to Draw Investment

Companies with time-sensitive shipping needs have long favored facilities near Louisville's airport, given its role as a major overnight package sorting hub. That advantage has continued to attract new distribution center investment even in a period of slower overall industrial real estate growth nationally.

"Companies that need next-day or two-day delivery capability keep coming back to Louisville because of the airport, regardless of what the broader industrial market is doing elsewhere," said one commercial real estate broker who tracks the local logistics sector.

Local workforce development officials say the continued growth has kept demand relatively steady for warehouse and logistics workers, though wage growth in the sector has moderated compared with the sharper increases seen several years ago. Economic development officials say they expect the sector to remain a significant contributor to the regional economy, even as they work to diversify the broader Louisville job market beyond logistics and distribution roles.
